Morgan Hill Neighborhoods and Areas
Last updated: Oct 18, 2026 (America/Los_Angeles). Facts checked against the primary sources linked on this page; re-verify schedules, school assignment, and prices before deciding.
Walk it in your mind first: morning coffee near Depot Street, an afternoon at Community Park, an evening loop under big skies on the east or west side. Each area below is described by what you can actually enjoy and verify there — parks, station distance, downtown access and home types — so the address you fall for is also the address that fits your days.
Named areas, measurable facts, no ranking. Each area below is tied to a city or county page you can check yourself. No source publishes a typical lot size or home age for each neighborhood name, so this page does not invent one.
How to compare areas without being steered
Compare four records for every address: (1) the property itself — structure type, year built, lot from the listing and county parcel record; (2) parks — the nearest city park and the facilities listed for that specific park; (3) movement — timed drive to Highway 101 access and timed trip to the Depot Street station at your departure hour; and (4) school assignment from the district tool for that exact address. An area name is a shortcut for geography, not evidence about a house. Two homes in the same named area can differ in era, lot and station distance more than two homes in different areas, which is why the scorecard in our Neighborhoods Compared article is filled in per address, not per area.
The citywide stock every area draws from
| Measure (table) | Number | Share / note |
|---|---|---|
| Housing units | 15,543 | Total units in the city |
| Occupied units | 14,865 | 95.6% occupied; 678 vacant (4.4%) |
| Owner-occupied | 10,624 | 71.5% of occupied units |
| Renter-occupied | 4,241 | 28.5% of occupied units |
| Median year built | 1990 | Median for all units |
| Median value, owner-occupied | $1,210,200 | Citywide middle figure, not a current asking price |
| Median gross rent | $2,474 / month | Includes an allowance for utilities |
| Median contract rent | $2,306 / month | Contract rent before utilities |
The type of home explains a lot of what a search returns. Of all homes here, 9,167 (59.0%) are detached single homes, 2,824 (18.2%) are attached single homes, 786 (5.1%) are mobile homes, and the rest are in buildings with two or more homes, including 554 in buildings of 50 or more. Homes were built across many decades rather than in one boom: 5,189 units (33.4%) were built in 2000 or later, 2,716 (17.5%) in the 1990s, 6,142 (39.5%) in the 1970s and 1980s, and 1,496 (9.6%) before 1970. In practice that means a Morgan Hill search can return a newer attached home, a 1970s or 1980s detached house, and a much older home in the same week, and the inspection, energy and maintenance questions differ for each. Record year built, structure type and lot for the specific parcel rather than assuming an area name tells you those facts.
Use the citywide pattern as a starting point, then measure the address. If a listing's year built or structure type is unusual against the table — a pre-1940 home, a mobile home, a unit in a building of 50 or more — ask the era- and type-specific questions that follow from it rather than treating the city median as a description of that home.
Downtown and the Depot Street station area
The downtown core around Monterey Road and Depot Street is the walkable anchor: the city describes more than 100 independent businesses downtown, Railroad Park is listed among downtown parks near the station at Depot Street, and the Caltrain station has 486 free parking spaces with a pedestrian connection toward downtown. Public parking, including the downtown garage, is free. Living near this core shortens the walk to businesses and the train; it also puts a home closest to downtown activity and train operations. Visit at morning, evening and weekend hours and judge noise and activity from the specific property. Check station facilities on Caltrain's Morgan Hill station page and downtown parking on the city site before assuming either leg of a routine.
Community Park and the Edmundson Avenue area
Community Park at 171 W. Edmundson Avenue is the city's large multi-facility park in the city listing: fields, tennis and pickleball courts, a skate and BMX park, a dog park and playground facilities, alongside the Centennial Recreation Center area on West Edmundson. Addresses near this anchor trade on facility access that can be checked facility by facility on the City Parks and Fields page. Measure the actual walk or drive from a specific address, and visit when fields and courts are in use as well as when they are quiet, because the same proximity reads differently at those hours. The Aquatics Center on Condit Road is the other large city recreation facility in the city listings — confirm current schedules on the city aquatics pages linked from the parks hub before building it into a weekly routine.
East side: East Dunne Avenue, Holiday Drive and Jackson Oaks anchors
East-side geography is defined by East Dunne Avenue climbing toward the Diablo Range foothills and the state park corridor, with Holiday Drive and the Jackson Oaks area among the named residential anchors on that side and county and state parkland beyond. The measurable facts to record here are road distance and time to Highway 101 and downtown at your departure hour, and proximity to trail access — including the East Dunne route toward Henry W. Coe State Park (9000 East Dunne Avenue in the county and city recreation listings). Anderson Lake County Park sits on this eastern side; its reservoir recreation is closed during the Anderson Dam Seismic Retrofit while other park areas have separate status, so check the County Parks closures page and Valley Water's project page for the specific area you plan to use. Do not assume an east-side address is either remote or convenient — time it.
West side and the Paradise Park / Murphy Avenue anchors
Western addresses sit between downtown and the Santa Cruz Mountains foothills, with city parks such as Paradise Park and Nordstrom Park (16990 Murphy Avenue, next to Nordstrom Elementary in the city listing) among the facility anchors. The checks are the same: the specific park's listed facilities on the city parks page, timed distance to downtown and the station, and the road you would use to Highway 101 at peak time. Foothill trail access on this side, including county parks toward Uvas Canyon, should be checked park by park for hours and status rather than assumed from a map pin.
North Morgan Hill and the Cochrane corridor
North Morgan Hill around Cochrane Road is the corridor where newer commercial development has been reported, including the Sprouts counted on this site as coming in 2027 at Cochrane and De Paul (Morgan Hill Times, Feb. 26, 2026; verify current status on the Sprouts official store list). For housing, the Housing Element's site inventory and pipeline appendices are the official record of planned and entitled projects, with sites distributed across the city including downtown — read them on the City General Plan and Housing Element page rather than relying on a project rendering. Cochrane-area addresses should be timed both to downtown and to northbound Highway 101 access, because the corridor's value in a commute depends on the hour.
South Morgan Hill toward San Martin
Southern addresses lengthen the downtown and station legs and shorten the trip toward Gilroy and the county parkland south of the city. That is a measurable trade, not a character judgment: time the station, downtown and grocery legs from the specific address, and compare the same home type against a more central address in the same week. Our Morgan Hill vs Gilroy article is useful here because a south Morgan Hill address and a north Gilroy address can be closer in daily geography than their city names suggest, while remaining in different cities, districts and tax and service systems — verify each address in its own city's and district's tools.
Parks as the per-area fact you can verify today
The city parks system is the most checkable per-area fact available without a listing sample. The City Parks, Trails and Facilities hub lists neighborhood parks with addresses — among them Diana Park (555 Diana Avenue), Nordstrom Park (16990 Murphy Avenue), Vida Park, Galvan Park, Paradise Park and Railroad Park — and large facilities including Community Park, the Aquatics Center (16200 Condit Road in city listings) and the Outdoor Sports Center on Condit Road. County facilities add Coyote Creek Trail, Harvey Bear Ranch and Uvas Canyon. For each candidate address, name the nearest park, list its facilities from the official page, and time the trip. That record is more useful than any area adjective, and it can be rechecked after you move.
Schools by exact address, in every area
Schools are assigned by exact address, not by city name or by a home listing. Before you rely on any school statement, enter the exact street address in Morgan Hill Unified School District's Find Your School tool and save the result with the date you checked it. If you need to confirm enrollment steps or documents, use the district's MHUSD Enrollment Center contact page. Listings can be wrong, boundaries can change, and a mailing address that says Morgan Hill does not by itself prove which district serves the parcel — the district tool for that exact address is the check. This site does not publish school ratings or rank campuses; it links the official assignment tool at the point where a reader needs it, which is the part that affects an offer, a lease and a closing date. For an address outside MHUSD, use that city's district resource instead — our Morgan Hill vs Gilroy article links Gilroy Unified's enrollment resources, and our Schools by Address article walks through the record to keep for each address.
Commute differences inside one city
| Mode | Workers | Share |
|---|---|---|
| Drove alone | 13,511 | 65.1% |
| Carpooled | 1,968 | 9.5% |
| Public transportation | 181 | 0.9% |
| Worked from home | 4,739 | 22.8% |
Travel times for 16,026 workers who did not work from home show why a single average hides the decision. About a third — 5,268 workers, 32.9% — reported 45 minutes or more, and 2,578 (16.1%) reported 60 minutes or more. The citywide average travel time is 33.5 minutes, but that averages short local trips, off-peak drives, train trips and long northbound drives. Use the mean only as a citywide reference. For a specific job, test the door-to-door trip at the departure time you would actually leave, on more than one weekday, and compare it with the train option below.
Inside Morgan Hill, the variable leg is home to station or home to Highway 101. A downtown address can walk to the train; an east- or west-edge address drives that leg first. Neither is better in the abstract — the timed total for your departure hour is the comparison. Keep the resident departure rule as a test: leave at 6:30 to feel early, and log what happens at your real time from your real street.
Climate and terrain notes that apply citywide
| Month | Mean high °F | Mean low °F | Mean °F | Precipitation in. |
|---|---|---|---|---|
| January | 60.7 | 38.1 | 49.4 | 4.55 |
| April | 71.9 | 44.5 | 58.2 | 1.30 |
| July | 87.2 | 54.0 | 70.6 | 0.00 |
| August | 87.2 | 54.4 | 70.8 | 0.03 |

| December | 60.4 | 37.0 | 48.7 | 3.69 |
Long-term records average 19.77 inches of rain a year. Most of it falls from November through March (1.74, 3.69, 4.55, 4.27 and 2.59 inches in those months), while June through September together total just 0.22 inches. July and August are the warmest months, with highs around 87.2°F and about 11 to 12 days a month at or above 90°F. That is the pattern to plan around: wet winters, a long dry season, cool nights even after warm summer days (lows around 54°F in July and August), and winter nights in the high 30s. These records come from nearby Gilroy, south of Morgan Hill, so treat them as the local pattern rather than a forecast for a specific street. Check the current forecast and any alerts with the National Weather Service San Francisco Bay Area / Monterey office before a visit.
Hillside streets can differ in wind, shade and temperature from valley-floor streets on a given day, but the long-term pattern is the right starting point. Check current conditions with the National Weather Service Bay Area office and park status after winter storms, especially for foothill trails.
Frequently asked questions
How do Morgan Hill neighborhoods compare?
By measurable facts at a specific address: home type, year built and lot; the nearest park and its listed facilities; timed distance to the station, downtown and Highway 101; and school assignment for that exact address. This page describes anchor areas in those terms and does not rank them.
Which Morgan Hill neighborhood is best?
This site does not rank areas or label them for particular households. Compare finalist addresses with the scorecard in our Neighborhoods Compared article and let your budget, commute and measured records decide.
Can I rely on a listing's school or area description?
Verify both. Check school assignment in MHUSD's Find Your School tool for the exact address, and record home type, year built and lot from the listing and county parcel record rather than from an area name.
Where can I check parks near an address?
On the City of Morgan Hill Parks and Fields page and Parks, Trails and Facilities hub linked on this page, which list facilities park by park with addresses.
